       People who have gone through a housing recession before know it will eventually end. And during the recession, it is vital to keep your house in good condition to avoid higher expenses as little things grow into big repairs.
       Costs of labor and materials also become less with the decrease in demand, so spending on even small improvements can put your home into a position to really increase substantially in value when the market recovers.

Here are some areas you may want to focus on to increase your home value:


  1. Electrical care is vital not just for the value of your home, but for the safety of all who live in that home. Make sure all malfunctions are checked and repaired immediately. And if you want to increase the value of your property, add some decorative light fixtures to elevate your home from the ordinary to the extraordinary with little expense.
  2. Keep exterior paint in good condition. It not only makes your house more appealing to look at, but protects the structure beneath.
  3. Replace old windows and doors with energy efficient new ones that will make your home look great, increase your home value and save on heating and air conditioning costs.
  4. Tend to flooring. Remove chipped and cracked tiles that can injure bare feet and seal new tile or wood surfaces. Replacing floor coverings can really up the selling price of your home in the future.
  5. Upgrade your kitchen cabinetry. You can remodel existing cabinets for reasonably low costs now, and if you replace them, consider re-hanging old cabinets in your garage for storage. This way you'll get a double increase in home value as well as added utility and beauty.
